Once the budget has been established based on Design
Development specifications and necessary revisions, the
design is ready to be submitted to the local Planning
Department for approval.  Designs must be approved by
the Planning Department prior to Building Department
Submittal.  Some cities may not require a formal Planning
submittal.  For example, San Jose does not require a
separate Planning Department Submittal if you are within
certain setback, FAR (Floor Area Ratio), building height,
etc. allowances.  To determine if your project qualifies for
this exception please visit the City of San Jose website.  
Other cities offer similar exceptions and will be
discovered in the Feasibility/Programming phase.  The
Planning Department submittal usually consists of a Site
Plan, Floor Plans, Elevations, Roof Plan and Building
Sections.
